Buzzard Point
Buzzard Point is an area of Washington DC’s waterfront south and west of the Nationals stadium.  Bordered by Fort McNair and the Naval War College to the west and the redeveloped Yards waterfront to the northeast, the site is primarily industrial, housing a large scrap metal operation and concrete plant, as well as the soon to be abandoned US Coast Guard headquarters.  The project is to develop the site, including the building of a 20,000 seat stadium for the DC United Major League Soccer team.
 
The site development includes the stadium, institutional, commercial, residential and mixed-use buildings.  The waterfront area is divided into recreational, proactive and productive areas, with the proactive zone focused on water quality and education, and the productive area focused on water-related industries.  Water quality is managed by a central rain garden park with integrated boardwalk, along with floating vegetative mats in the Anacostia River.  A wide waterfront boardwalk and residential development maximizes value to the developer, while the stadium and numerous areas for entertainment add value to the site’s proximity to Nationals Stadium.
